ONLINE BOOKING TERMS

BUARCOS&SEA ACCOMMODATION TERMS AND CONDITIONS

All guests should be aware that by making a reservation with Buarcos&Sea Accommodation, they are accepting all provisions contained in this Terms and Conditions document. Therefore, please read them carefully and check for updates each time you make a reservation.

SPECIFIC CONDITIONS

In addition to these general terms and conditions, specific policies may apply to each apartment, depending on its particular situation. These are described on the respective profile page of each accommodation.


RESERVATION

After making the reservation, the guest will receive an email and/or SMS message from Buarcos&Sea Accommodation with confirmation of the reservation and the apartment details.


PENDING PAYMENTS:

All amounts due must be settled prior to arrival. Buarcos&Sea Accommodation reserves the right to cancel the reservation if payment is not made at the time of check-in.


ARRIVAL AND CHECK-IN

Unless otherwise stated, check-in starts at 3:00 PM.

All contact details and instructions will be provided after booking confirmation.


LATE CHECK-IN

Buarcos&Sea Accommodation offers a self-service check-in system, at no additional cost, allowing entry at later times.


CHECK-IN LOCATION

Check-in takes place at the apartment's address. Guests should go directly to the accommodation to collect the keys, which are located in the key safe.


APARTMENT KEYS

Only one set of keys will be provided per booking. If keys are lost or left inside the accommodation, the following charges will apply:

Lost key (per unit): €30

Team visit (09:00–19:00): €10

Team visit (19:00–09:00): €25

Locksmith service: the total cost will be borne by the guest.

The team's intervention may take between 45 minutes and 1 hour.

Upon check-out, keys must be left in the safe or inside the apartment.


EQUIPMENT AND SERVICES

All equipment and amenities are described on each apartment page. Items not included in the description (e.g. air conditioning, heaters, etc.) will not be provided.


MAINTENANCE AND SPECIAL ORDERS

Any problem (electrical failure, equipment failure, pipe rupture, etc.) must be reported immediately by telephone or email. The resolution may take up to 72 hours, or more if it depends on third parties.

Buarcos&Sea Accommodation reserves the right to access the accommodation, if necessary, for inspections, repairs or in emergency situations, always respecting the privacy of guests.


HOUSE RULES

Equipment and Devices:

If any device does not work or if you have any questions about its use, you should contact the support team.

Cleaning:

The apartment will be delivered clean.

One set of towels and bed linen is included per reservation.

Additional services (such as changing bed linen or extra cleaning) are at an additional cost.

Guests must leave the apartment tidy and remove any rubbish (it is not necessary to clean the apartment). It is not permitted to leave rubbish in the common areas or at the door. Please use the bins on the public road.

Pets:

Allowed upon prior approval and additional payment as indicated on each apartment page.

Smoking Policy:

All accommodations are non-smoking. There may be designated smoking areas, clearly marked or indicated at check-in (usually outdoor areas or balconies).

Furniture and Objects:

It is not permitted to alter or remove furniture or objects from the apartment. All items belong to Buarcos&Sea Accommodation and must not be removed, even during the stay.

Noise and Behavior:

Respect the quiet hours between 9:00 pm and 8:00 am.

No parties, illegal or immoral activities are permitted. The lead guest will be responsible for the behavior of all occupants.

Privacy and Security:

It is forbidden to disclose the accommodation address or the owner's personal data.

Guests must follow the instructions provided by staff upon check-in and report any risk situations.

When leaving, make sure gas appliances are turned off, windows are closed and lights are off.


DEPARTURE AND CHECK-OUT

Check-out must be completed by 11:00.

The guest must inform the guest in advance of the departure time. The keys must be left in the safe or on the table in the apartment. They must not be left in the lock.

Guests who stay beyond the established time are subject to payment of an additional night. In case of refusal to leave, Buarcos&Sea Accommodation reserves the right to enter the property, remove belongings, change locks and take legal action.


FORGOTTEN OBJECTS

Buarcos&Sea Accommodation is not responsible for objects left in the apartment. They may be returned at the guest's request, and the guest is responsible for the shipping costs.


NUMBER OF GUESTS

Occupancy cannot exceed the number of people indicated in the reservation. Otherwise, you may be asked to leave the accommodation without the right to a refund.


DAMAGES

Guests are responsible for any damage caused to the apartment or its contents. Buarcos&Sea Accommodation reserves the right to charge the guest for repairs.


RESPONSIBILITIES

Buarcos&Sea Accommodation's responsibility is limited to the apartment and the service provided during the stay.

We are not responsible for:

Issues external to the accommodation (noise, construction work, neighborhood, etc.)

Incidents such as theft, accidents, fires, or failures in the supply of water, gas, electricity or internet

Minor changes or differences in the photos of the accommodation compared to reality.

The customer is responsible for checking in advance whether the location of the accommodation is to their liking.


ANOMALOUS SITUATIONS AND LEGAL ISSUES

The contract constitutes a temporary occupation license and not a lease.

If the reserved apartment is unavailable (e.g. flood damage), a similar alternative will be offered. If you do not accept, the amount will be refunded (excluding the days already used), without additional compensation.

Buarcos&Sea Accommodation is not responsible for objects stolen inside the accommodation.


MATERIAL DAMAGE:

They must be reported even if you do not consider yourself responsible. In case of omission, the cost will be charged to the guest.


UPDATES

Buarcos&Sea Accommodation may update these terms without prior notice. Continued use of the website implies acceptance of the new conditions. These terms do not affect the consumer's legal rights.


DEADLINES

Provision of Local Accommodation Services: The term is defined in the local accommodation contract between the owner and the guest. It can vary from one day to several months, depending on the type of accommodation and the agreement between the parties. It is important to check the booking and cancellation conditions on the accommodation website or with the owner.


APPLICABLE LAW

These terms are governed by Portuguese law. In the event of a dispute, the Portuguese courts will have exclusive jurisdiction. Right of free resolution with the respective decree of law.
